Good design won in the Wegmans compromise
I'm sure there'll continue to be people who don't care what the new East Avenue Wegmans looks like, but I do. And as I watched city staff and the Zoning Board last night as they considered and approved Wegmans' latest design, I was proud of them. And grateful that Wegmans listened to the concerns of the board, staff, and numerous city residents, and made the changes they needed to make.
Some City readers have accused the Zoning Board of nitpicking. But the "nits" the critics would have accepted include a long, blank wall dominating the East Avenue faade and features that look like barn doors. Windows now dominate the East Avenue faade. The barn door decor is gone.
The Zoning Board was also concerned about exterior lighting along East Avenue, to make that important long block pedestrian friendly at night. And the board was worried about the distance from the store entrance to the nearest bus stop. This is a city store, and some of its customers rely on the bus to do their grocery shopping.
Wegmans had added awnings along the East Avenue faade to help break up the building's mass, but they were about 13 feet off the ground. The Zoning Board wanted them lowered, which Wegmans has done.
The new Wegmans is still a very big building. But it's far more appropriate for an urban location now, far more compatible with its neighborhood. Zoning Board members were obviously pleased last night with the changes Wegmans has made. So am I. And as I wrote earlier this week, I'm immensely grateful to the seven Zoning Board members for doing their job - and grateful to the zoning and planning staff at City Hall.
Some critics have asked why anybody would care about the design of a new supermarket in that location. This block is not exactly a thing of beauty, they've carped, and it hasn't been for years. But that's just the point. Years ago, this was a nice little block with nice little commercial and residential buildings - some of them quite interesting. Bit by bit, many have been torn down, replaced by suburban style mini-malls and fast-food places. And as Wegmans began to buy up the buildings on its block, those buildings became vacant and sat there, deteriorating.
Major damage has been done to that block - and the block just east of it, across Winton Road. The Zoning Board and city staff had a choice: they could have shrugged and said the area was too far gone to improve - and that any new building was better than what was there - or they could try to stop the assault on good design. They did the latter.
